Development Milestones
and Key Dates
During this phase the property is secured either through contract or closing, feasibility studies are completed, zoning is confirmed or adjusted if necessary, and preliminary architectural and civil plans are developed. The project budget and financial projections are finalized to confirm viability before moving forward.
This includes clearing and grading the land, conducting soil testing and compaction, installing utilities such as water, sewer, and electrical, and preparing road access and drainage systems. The site is fully prepared for construction to begin.
The foundation is poured, framing is completed, roofing and exterior systems are installed, and mechanical, electrical, and plumbing systems are put in place. Interior build out begins as the structure moves toward completion.
Final inspections are conducted, permits and approvals are secured, and a certificate of occupancy is obtained. Landscaping and exterior finishes are completed, and the property is prepared for lease, sale, or occupancy, marking the transition into revenue generation or project stabilization.
